What is the difference between search demand and transaction data?

Search demand and transaction data measure different stages of the property market.

Search demand measures what property shoppers are actively researching or looking for.

Transaction data measures properties that have actually been sold, transferred, financed, or otherwise recorded as completed transactions.

Search activity can therefore provide useful information about consumer intent, while transaction statistics provide information about completed market activity.

Housing Market Insights can use both types of information when verified sources are available.
