How do I set rates and manage the calendar for my vacation rental?

List the property with the Vacation Rental listing type, then open Vacation Rentals in the dashboard. Set your rates under Rates and rules and tick Accept booking requests; block nights and answer requests in the other tabs. It costs nothing extra.

Vacation Rentals is in the dashboard menu of agent and home owner accounts. It lists every property you advertise with the Vacation Rental listing type. Pick the property under Listing at the top, then use the four tabs.

Rates and rules

  • Tick Accept booking requests. Until you do, your listing shows no calendar and guests cannot send requests.
  • Enter a Nightly rate. Weekly rate and Monthly rate are optional. Rates are in the currency of the listing.
  • Under Length of stay, choose From one night up to one month, or By the month only. By the month only needs a monthly rate.
  • Set Minimum nights, and if you like Maximum guests and a Time zone, then choose Save.

Calendar

  • The calendar marks each night as Available, On hold, Booked or Blocked.
  • To block nights, select the first night and then the last night, add a Note (only you can see it) if you want one, and choose Block these nights.
  • Blocked ranges are listed under Blocked dates. Unblock opens them again.
  • After checking your dates, choose My calendar is up to date. The page then shows when the calendar was last updated.

Requests

  • Each request shows the guest, the dates, the number of guests, the total and how many hours are left to reply.
  • Confirm accepts it. We email the guest your contact details, and you arrange payment and check-in directly.
  • Decline refuses it, with an optional reason that is sent to the guest. The dates become available again.
  • A request with no reply after 72 hours is released automatically.

Calendar sync

  • Under Share this calendar, choose Create a calendar link and add the link to Airbnb, Booking.com or any calendar that imports iCal, so nights booked here are blocked there too. Creating a new link stops the old one working.
  • Under Import another calendar, paste an https iCal link from Airbnb, Booking.com, Vrbo or Google Calendar into Calendar link (iCal) and choose Import calendar. Its bookings are blocked here. Stop importing removes them.
