How do I find out what my property is worth?
Open Market estimate on the portal, give the address and a few details, and you are shown the price range your property would sit in today. The range is free and needs no account; the reasoning behind it asks for your name and email.
Your country portal can tell you the price range your property would sit in on the market today. It is worked out from comparable listings on that portal, and the range itself is free: you do not need an account to see it. Start from "See what my property is worth" on the Sell page, or open the market estimate page directly.
What you are asked
- Where the property is. Start typing the address and choose it from the list. The address is used to find comparable listings nearby.
- A few things about it, all optional: whether you would sell it or rent it out, the property type, bedrooms, bathrooms and the living area. The more you fill in, the narrower the range can be.
- Choose Show my market estimate.
What you get back
A range — between one figure and another — the figure it is most likely around, and how confident the estimate is. The currency is the one that portal works in.
Sometimes the answer is that there is no answer: if there are not enough recent comparable listings near your address, the page says so instead of producing a figure. Nothing is widened, no filter is dropped and no neighbouring city is reached into until a number appears. A number nobody could defend is worse than an honest refusal, particularly when you are about to price your own home with it.
The full report
Under the range, Show the full report opens the reasoning: the comparable listings the range was built from, what was left out and why — too far off on bedrooms or floor area, in another country, priced in another currency, no price on the listing, listed too long ago, too far from the rest to compare, or a different type of property — and the confidence score. That part asks for your name and email, and a telephone number if you want to give one.
What this is, and what it is not
It is a market estimate worked out from comparable listings on the portal. It is not a professional opinion of price, and nobody has seen your property: no one has been inside it, walked the street or taken its condition into account. Do not put it in front of a lender, a court or a tax authority as though it were one.
Afterwards you can keep it. A homeowner account saves the property and the estimate, so you can come back and see how the market around it has moved. You can also ask agents who work your area to get in touch — see "Can local agents contact me about selling my property?".
