What happens to a DDproperty enquiry in Housing Market CRM?
Each enquiry arrives as a lead with the source DDproperty, the enquirer's name, phone and email, and the listing it was about. The same enquiry delivered twice is counted once.
When DDproperty sends an enquiry, the CRM finds or creates the contact from the name, phone and email, and opens a lead with the source DDproperty. The lead's description lists what the enquiry was about: the DDproperty listing number, the project name, whether it is for sale or for rent, the price, the location and your own reference note for the listing, so you can find the home in your own listings. The lead takes the time of the original enquiry, so an enquiry delivered late does not look stale.
A contact is recognised by the same email, or by the same phone and name, and an existing contact's details are never overwritten. If that person already has an open DDproperty lead, the new enquiry is added to it as a note instead of a second card, and the same enquiry delivered twice, for example a retry after a timeout, counts once.
If the enquirer wrote through WhatsApp, the lead says so and a new contact gets that number as their WhatsApp number. If DDproperty indicates that the enquirer may be another agent, an internal note on the timeline says so; it is only a hint and decides nothing. The language of the enquirer's DDproperty site is written into a new contact's notes.
The CRM keeps the original message exactly as DDproperty sent it for 30 days, so a problem can be investigated, and then deletes it; the contact and the lead stay. The import creates only a contact and a lead. It does not add the person to any marketing list or record a marketing consent, so to email them marketing you need their consent, as for any other contact.
